Terms and Conditions

Below you will find some useful regulations and information that will enable you to organize and enjoy your stay at L’Uva e le Stelle in the best way possible.

Renting Terms

The Villa is available only with weekly rentals that extend from Saturday to Saturday.

The Villa is rented in Self Catering (fully equipped houses, equipped with linen but not equipped with household cleaning products).

The initial and final cleaning of the property is included in the rental price.
The buildings must be returned in good hygienic condition in all their parts and accessories.
It is the customer’s responsibility to dispose of the waste unless otherwise indicated.

Costs for electricity, water and gas are included in the booking fee.

Internet access is available throughout the Villa, both indoors and outdoors, including the gym.
Some slowdowns or malfunctions may be possible and caused by weathering, line instability, and/or causes not attributable to property. In the case of malfunctions the property will do everything possible to overcome the discomfort but it is intended to specify that some connections may not be suitable for work that requires excessive use or discharge of megabytes, and that the simultaneous connection of multiple devices can cause general slowdowns of the line.

Request and Confirmation

The booking request can be sent via website, e-mail or telephone. Once the availability of the accommodation for the selected period has been established, confirmation of availability and details for the confirmation procedure will be sent by email to the guest.

The guest can choose to make the payments (deposit and balance) in two ways:

  • bank transfer
    The reservation will be considered confirmed only upon receipt of payment within the set time and copy of the bank transfer made.
  • credit card
    The reservation will be confirmed from the moment the payment is made and the guest will receive the receipt/ invoice for the same.
  • mixed (bank transfer/credit card)
    The booking will be confirmed following the normal procedure according to the chosen method.

TO BE PAID WITHIN 60 DAYS BEFORE THE START OF THE STAY: 70% AS BALANCE

For bookings made less than 60 days before the start of the stay, customers must pay the full amount of the rent in a single solution, at the time of booking.

Cancellation

Cancellations must be communicated in writing.

The cancellation of a reservation by the guest, regardless of the reason, implies the payment of the following penalties:

  • 30% of the total price – 60 days from the beginning of the stay;
  • 50% of the total price – between 59th and 45th day before the beginning of the stay;
  • 70% of the total price – between the 44th and the 15th day before the beginning of the stay;
  • 100% of the total price – 14 days before the beginning of the stay.

Liability and complaints

The description of the Villa was written in good faith. The Villa is not a hotel but a housing unit, therefore it does not belong to any of the internationally recognized categories. The equipment and furnishings represent the local style and traditions, they follow the personal tastes of the property. Therefore, any small shortcomings related to these characteristics cannot be considered as grounds for complaint.
The property is not liable if a customer does not find, on arrival, the property of his taste, having provided photos, videos, maps, detailed information and the best possible description of the property. The booking confirmation implies for the customer the accurate reading of the information related to the property booked in all its parts.

If upon arrival or during the stay the guest finds serious inaccuracies in the description of the property, or if there are problems that he is not able to solve or minimize, he can contact the office immediately. The complaint must be confirmed, in writing, by e-mail. within 12 hours from arrival or from the confirmation of the problem. The property reserves the right to verify the reasons for the complaint and any inaccuracies and will endeavor to resolve the problem as soon as possible to ensure a good stay of guests.

Any complaint communicated with times or methods other than those indicated will not be considered.

The owner does not recognize as a reason for complaint weather events, bites or presence of insects or other animals, lack of electricity, gas or water if this depends on government agencies.
The owner declines all responsibility for any inconvenience caused by third parties (for example: maintenance of public roads, agricultural works or renovations of buildings and land in the vicinity).
The owner also declines any responsibility for personal and/ or valuables left unattended within the property, especially if the necessary precautions have not been taken.

Maintenance

During the rental period, the owner or his representative reserves the right to access the property for the operations necessary for the maintenance of the garden, swimming pool or other, even in the case of single houses.

Accesibility

In case of presence of disabled people or with limited mobility guests has to consider that even if in the Villa there is a room with bathroom suitable for disabled people, however it is a country house and therefore with all the limitations that this may entail and not necessarily free of architectural barriers even inside.

Children

For infants (0-24 months) it is possible to request cots and high chairs, at least 30 days before the arrival. The additional cost required is € 60 each week.

In case of presence of children, it is advisable to pay attention to the descriptions, in order to ensure that the property is suitable. The property is not responsible in the event that a customer has not correctly read the detailed description of the site, not required the Villa plan or asked for further information.

Pets

At the time of booking the customer is required to communicate any pets that will bring with them indicating the number and size. The owner may prohibit entry to the customer who will bring an animal without having communicated it at the time of booking, or not accept animals when the number of the same seems excessive for his property.
The additional cost required is € 70 each week.

Arrival and departure

The estimated arrival times are between 4pm and 7pm.
It is recommended to the guest to communicate at least a week before the beginning of the stay the arrival time, in order to better organize the entrance at the property.

Upon arrival, the guest must present the booking document and identity documents of all the people present to allow registration with the competent authorities, as required by Italian law. You can pre-check-in online before arrival, by sending all documents by email. Only people, whose presence will be registered with the competent authorities, will be allowed to stay on the property. In case of replacement of persons during the rental period without prior approval by the owner, the owner reserves the right to authorize access.

In case the customer needs to arrive late in the evening and after 20.00, is required to notify at least 5 days before arrival. The additional cost required is € 100.

The departure from the property must be in the morning by 10.00 am, allowing access to the owner to check the status of the property at least one hour before the time of departure communicated.

In the event that check-out takes place before 08.00 there is an extra cost of € 100.
The departure time must always be communicated at least 12 hours before to the owner or property manager.

Rules of conduct

Guests are kindly required to observe the rules of conduct in force in our country, with regard to good education and to bring maximum respect towards the owner and the structure in which they stay. It is therefore strictly forbidden to move furniture inside the house, to bring furniture and interior furnishings outside the house and/ or to make a different use from that to which they are intended.

If the guest’s behavior does not respect the common rules of good manners, the owner or his representative has the right to ask for the immediate removal of the guest and his group from the property.

It is absolutely forbidden to access (for any reason) the property rented in a larger number of guests than the maximum capacity shown in the online presentation without prior permission from the owner. It is also strictly forbidden to organize parties, birthday parties or events in general without express approval from the owner.
